Know the limits
What the register cannot tell you
A licence search confirms a builder has met the minimum legal requirement to operate. It cannot tell you any of the following:
- Whether the builder has a history of disputes, complaints or tribunal appearances
- Whether the builder or their company has credit defaults or unpaid debts
- Whether associated companies have gone into liquidation or receivership
- Whether the builder's business is financially sound and able to complete your project
- Whether directors or partners are disqualified from holding a licence elsewhere
- Whether the builder has a pattern of abandoning jobs or failing to rectify defects
- Whether subcontractors have unpaid claims outstanding against the business
A real scenario
What you found
Two strong references. Licence current and valid.
What we found
Three jobs last year ended in the courts. Truck repossessed. Two defaults on equipment leases. No tax return filed in two years. Three building companies in liquidation. Subcontractors refusing to work with them.
The licence was real. The risk was real. The choice is yours.
Go beyond the register
Our background reports combine government, credit, judicial and industry sources to reveal what the register cannot. Every search is conducted confidentially — the builder never knows you searched.
